What Is A REIT?

REIT is an acronym for a Real Estate Investment Trust. A Real Estate Investment Trust is a group of about 100 shareholders that all come together to invest in income-producing real estate, such as apartment buildings, office buildings, industrial space and other forms of real estate. Essentially, the concept of a REIT is pretty simple. Few people who buy into a REIT have any experience buying, selling or renting properties. But they’ve got the money to invest in the REIT and the REIT can collectively handle the renting process. In many cases, the REIT contracts others to handle the maintenance involved with these rental properties. All they do is collect the profits from the rental properties and redistribute them amongst the shareholders of the REIT.

How To Qualify To Become A REIT

In order to be considered a REIT, a Real Estate Investment Trust must follow a few simple guidelines. First, any trust considered a REIT must pay out 90 percent of its income every year to those people who have invested in the REIT. The REIT should have at least 100 shareholders and 75 percent of all investment done by the REIT must be directly involved with real estate. If these simple guidelines are followed, a REIT can make itself available to others.

How To Invest In A REIT

If you’ve never heard about a REIT before today, there’s a good chance you have no idea how to go about investing in one. But the truth is that it’s not all that hard to invest in a REIT. All you need to do is ask your financial advisor or look on the stock market yourself to learn about different REITs to invest in. Currently, there are about 180 REITs that you can invest in simply by doing your homework and finding out more about which REIT you want to invest in. Best of all, you don’t have to do most of the legwork that it takes to buy a rental property, rent it out and start collecting. Instead, you can invest in a REIT and make a conscious decision to invest in real estate without actually having a ton of knowledge about the real estate market.
